John, 38, ready to leave home, needs your help

This cry for help just came in from our friend John.

"Hi, What are your thoughts on leaving home,after years of living with the family and not having a prior rent history? I am 38 and have been with family until now and do not have a rent history, so no possible rent references. Your help would be appreciated. Thanks!"

In terms of leaving home, we'd say it's about time. As to working around the lack of credit history, we know from experience that a stellar credit rating will go long way to reassure a potential landlord that you'll be a good tenant. Another way to ease your landlord's concerns is to pay up front several extra months of rent.

Any other suggestions out there? Let's help John find his first apartment!

Hi John,

I think it's wise that you're considering both the practical and emotional consequences to moving out. In terms of practicality, you might not be ready to live on your own literally. Finding roomates would be a good step. And, if you want to test the waters, why not try subletting for a month, see what you like and dislike about the situation?

In terms of practicalness, if you sublet/live with roomates, you likely will not be judged as harshly for having little renting history.

If you really just want to throw off your rental chains and move into a one-bedroom or studio, try renting from an individual as opposed to a large agency; then you can explain your situation and they can see you as a person as opposed to an application.

I noted that you didn't say that you had no credit history, just no renting history. But I'm not sure if I understood that correctly. If you do have a good credit score, that can help verify your level of maturity and ability to take on responsability.

Finally, if possibly, try renting a place that's nearby friends/family so that if you find yourself feeling a bit homesick, you'll be a quick walk away from the familiar.
